Why owners choose Seacoast 2 Summit

More confidence in your home. Less work on your plate.

Managing a vacation home from a distance can create constant decisions, interruptions, and uncertainty. We built Seacoast 2 Summit to make ownership feel simpler—without sacrificing the financial performance of your home.

01

Local care that protects your home

Your property is not managed from a distant call center. Our local team oversees the details, responds when something needs attention, and treats your home as an asset worth protecting.

02

A better experience for every guest

Clean, ready homes, clear communication, and quick answers lead to stronger reviews, repeat stays, and fewer issues landing on your plate.

03

Smarter revenue, without turning your home into a machine

Dynamic pricing, broad distribution, direct bookings, and short- and mid-term stays help your home perform across the seasons. Revenue supports your life with the home. It is not the only priority.

04

One accountable local team

You should always know who is responsible when something matters. We are a local partner with names you know and people who pick up the phone, not a faceless listing platform.

Owners first

18+ Years of combined short-term rental ownership experience

Before we managed homes for other people, we owned and operated our own. Between us, the team brings 18+ years of short-term rental ownership, so we know exactly what it is like to be in our clients’ shoes: the late-night guest call, the shoulder-season math, and the pride in a five-star review.

FAQ

Questions owners ask before making a change.

Don’t see your question? Call (978) 933-7113 or send a note through the form.

What areas do you serve?
We manage homes across Northern New England: Coastal Maine (Kittery, York), the Seacoast of New Hampshire (Portsmouth, Rye, Hampton, Seabrook, Exeter), the North Shore of Massachusetts (Salisbury Beach, Newburyport, Newbury, Plum Island), and the Lakes & White Mountains region (Laconia, Tilton, North Conway, Conway, Bartlett, Glen). If your home is near one of these areas, ask us. We may already have a team nearby.
What types of homes do you manage?
Single-family homes, cottages, condos, and multi-unit properties that are clean, well maintained, and ready for guests. Every home is evaluated for market fit, condition, and guest appeal before we take it on, so we can be honest with you about what to expect.
How do you determine what my home could earn?
We look at location, size, bedrooms and sleeping capacity, amenities, condition, seasonality, how often you plan to use the home, comparable homes nearby, and current market demand. The result is a realistic projection, not a promise. Actual results vary by property and market conditions.
Do I still get to use my home?
Yes. Your own use is part of the plan from the start. We build the pricing and calendar strategy around the weeks you want, and you block your dates directly in the owner portal.
How involved do I need to be?
As little as you like. Our job is to take the day-to-day off your plate while keeping you informed with clear communication, monthly statements, and performance visibility. Larger decisions about your home are always yours.
How do you handle maintenance or guest issues?
Every home is assigned a dedicated local caretaker, backed by our three-tier caretaking strategy and an in-house maintenance team. Guests reach a real person around the clock. When something needs attention, we respond locally, coordinate the fix, and let you know what happened and what it cost.
How do you market homes beyond Airbnb?
Your home is listed on Airbnb and Vrbo along with other major booking channels, plus our own direct booking website, where a meaningful share of our stays are booked. We also cultivate mid-term stays in slower seasons through relationships with relocation providers, traveling professionals, and local agencies.
What makes Seacoast 2 Summit different from a larger national manager?
We live, own, and operate in the markets we serve. You get a local team with names you know, operational standards we hold ourselves to on our own properties, and a direct line when something matters. That accountability is hard to find at a national scale.
What does it cost to work with Seacoast 2 Summit?
Our management structure depends on your home, its market, and the level of care it needs. We walk through it transparently on an introductory call, with no hidden fees and clear owner reporting. Start with the form and we will tailor it to your property.
How do I get started?
Tell us about your home using the form above, book a 30-minute call, or call (978) 933-7113. We will have a short conversation about your property and goals, then follow up with a personalized assessment and a plan if we are the right fit.
