If you are like my husband and I, we like to have our own space to make some our own meals. Sean's place is extremely well equipped for everything you need in the kitchen, as well as spacious enough to entertain. Everything was well thought out and the space was private. It was a home away from home. We were very comfortable there. Sean was quick to respond and easy to deal with.

Super comfortable and clean home. The New England style of the home was so fun to experience while passing through the area. We explored Exeter during the day and also enjoyed apple picking at Applecrest Orchard not far from the house.

Sean went above and beyond. We had extenuating circumstances and Sean was exceptional with helping us adjust dates and locations.

Two of us stayed three nights, and it was great. Sean was very responsive -- under 5 minutes sometimes -- when we had questions. The unit is at the rear of a historic house near the corner of routes 127 and 25 but was amazingly quiet (and across the street from a Dunkin). There's a lovely screened-in porch and the kitchen was mostly brand new. There's also a huge dining table that could fit a crowd, and the living room has enough seating to fit several people -- sometimes rare in an Airbnb. Both bedrooms are upstairs and had good beds. A third person stayed one night on the fold-out couch downstairs which was nothing special but fine. Note that there is only one bathroom (upstairs), although the shower is good, and like everything else, was spotless. We would definitely return.

Great place and awesome location especially in the summer! Great outdoor patio and gazebo!

I would 100% stay here again! We were visiting New England under stressful circumstances and it was so comforting to be able to come back to a cozy and peaceful home base. The home was extremely clean. (I only gave it 4 stars instead of 5 because a few of the sofa bed linens were visibly dirty..not a very big deal-all of the ones already on the beds were perfect). The quarters are super charming as is the yard. The kitchen was FULLY stocked. We made full breakfasts, baked cookies, even grilled. With it being such an older property the host does a great job providing modern conveniences and comforts like USB charging in every room and air conditioning. We all enjoyed napping on the screen porch, playing cards in the kitchen, heading to Popovers cafe and the Beach Plum restaurants just 2 minutes away...and from this location we easily got to Portsmouth, Boston, Manchester, Newburyport and York Beach. I'm a stickler for details, like odors, lighting, cleanliness... no issues here!

This was our first time renting an Airbnb for an extended time (2 months). We did not know what to expect. We probably had more questions than most people. Fortunately for us Sean is great at communication and made our first time renting easy.

Had a great stay in Epping! Place was perfect for what we needed… could have used another bathroom, however that was my oversight! Thanks Sean

This was a quick one night visit so I did not make full use of the amenities. The location was great for my purpose as I was visiting the Sig Academy which was less than 2 miles away. Plenty of commercial businesses in area to care of my needs. Nice large kitchen, and being open to pets made this place well worth it.

Federal on Exeter Circa 1805, January 2025

This property was in a perfect location for what we needed. We were in NH to attend a wedding, and the house was directly in the middle of our families. We were able to entertain them, and stores were in perfect proximity. Our two dogs felt at home and did really well. The amenities we were given showed access to a washer and dryer; however, we were unable to access it. When I contacted Sean, he explained that the information was incorrect, however, he did provide us access which we greatly appreciated. The huge kitchen table was perfect to have dinner with our large family.

Easy to find, right off the road, plenty of space to park. This unit is at the back of a giant house which is pretty sweet in terms of low road noise. You have a pretty view out back from the patio (especially the fall). It's a cool old building with updated amenities. Kitchen stocked with coffee and some tea. good sized fridge and a good deal of freezer space. At least the king bed (didn't get feedback on the other beds, sorry) is pretty soft. If you like soft beds, you should be pretty happy! I thought there were plenty of outlets (always helpful). And the bathroom worked well. Bathtub for those who like a soak. Would return! Thank you Sean! Oh Sean! He is extremely responsive! Might as well have been right there when I reached out. Always appreciate a responsive host.

Place looked like the pictures. While it can sleep 8 people I wouldn’t recommend more than 6 due to one bathroom. Host was very responsive and timely . I would stay there again .

The location was perfect - close to Exeter and Lee. Right off the main road, but didn’t notice any noice or traffic. Really nice New England charm inside the house.

Federal on Exeter Circa 1805, September 2024

We enjoy staying at historic homes that have been upgraded to accommodate modern comfort needs. Sean's was such a place! It has a nice feel to it and the yard is pretty with very convenient parking. The kitchen is what mainly led us to choose this house and it was well stocked with everything one would need to host meals, cocktail hour etc...We had a fabulous steamed Lobster dinner via the Market Basket store which is close by. The country table is huge. One could serve and eat a big Thanksgiving dinner on it. The screened porch was large and comfortable with plenty of seating. We spent a lot of time out there. There is some traffic noise when on the porch but the house is quiet. We had 5 people which was very comfortable. It definitely can handle 8 but there is only one bathroom. Both bedrooms and bathroom are upstairs-for our group that was not an issue. The stairs were sturdy and easy, especially for a historic house. It is a special home and we would happily stay there again.

Diane Merrill

Federal on Exeter Circa 1805, September 2024

This place was great. It was exactly as described. It had everything we needed. Location was perfect. Plenty of stores and places to eat in the area. Would definitely stay here again. Sean made sure to check in to see if there was anything else we needed during our stay. Check in and check out was easy. And for a house that was built in the very early 1800’s it was in excellent condition.

Federal on Exeter Circa 1805, September 2024

The location and experience at the Epping house was unforgettable. We were so close to Maine, Vermont and Massachusetts. Since this was the first time to the eastern states we really enjoyed the wonderful dining and lots of site seeing. Sean responded to questions promptly and provided good instructions and information.

James Figert

Federal on Exeter Circa 1805, July 2024

The Airbnb was perfect for our needs. It was spacious for our group and the interior was charming and clean. The screened deck was our go to for relaxing and chating every evening. Lots of good restaurants near by, some within walking distance. Our host was quick to respond to any question we had. We really enjoyed our stay and would recommend it if your looking for a place in this area!

This apartment met our expectations and matched the photos. I felt safe and comfortable here with my two young kids. The beds were comfortable, the house has everything we needed and was easy to find. The screened in porch is really nice on a warm day.

Federal on Exeter Circa 1805, May 2024

Sean was very accommodating. I stayed for one month during the winter. He had someone come out and add a door for laundry access. The driveway was plowed timely and house was warm and cozy. The Railpenny restaurant is right next door. I recommend the meatloaf their food is amazing! Thank you Seacoast Vacation Rentals!

Laura Roark

Federal on Exeter Circa 1805, February 2024

After a flood in our house and it being the week before Christmas we needed an extremely last minute place to stay and it needed to be somewhat close to home to still tend to the animals and check in on the house. Sean was able to accomadate my family of 6 in literally less than an hour. The beautiful home had an older rustic feel and plenty of room for all of us. The three season porch is beautiful and is located privately in the back of the home, which I look forward to enjoying when we return again in the future, along with the grilling area in the back. The home is also conveniently located within a mile of Walmart, Dunkin Donuts, and a strip mall but still was quiet and private. I will definitely be returning in the future.

Darra Hotopp

Federal on Exeter Circa 1805, January 2024

Lovely quaint home, comfortable beds, central location but still felt peaceful and private, had everything we could have needed for a home away from home while our house was being renovated in a nearby town. Unfortunately we had to cut our visit short due to allergies (we have a dog so figured it would be ok to be in a pet friendly place, but as luck would have it, allergies prevailed), but Sean was incredibly helpful in terms of altering the reservation without penalty and offering alternate lodging. Would absolutely rent another of their properties again.

Federal on Exeter Circa 1805, December 2023

We have stayed in a LOT of airbnbs over the past year, and this one was among the best. It is spotless, absolutely pristine. The decor is beautiful. It looked like a luxury hotel. It is also the most well-equipped kitchen. Sometimes in rentals you get the minimum of what you may need. At Sean's there was everything. It was very easy to cook just about anything I wanted to cook. It is also well-located near the restaurants in Epping and very close to Exeter and Portsmouth. We also enjoyed being very close to the Rockingham Rail trail. We enjoyed some beautiful walks, taking in the foliage. Sean was very helpful and super responsive. We highly recommend this stay!

Federal on Exeter Circa 1805, November 2023

We had a perfect stay in Epping. Since I knew the neighborhood, I was well prepared what to expect but the appartment was beautiful. So much Space, fully equipped kitchen, great porch, great beds and everything there what you need. Definitely will come again on our next visit in New Hampshire!

Vanessa Bartels

Federal on Exeter Circa 1805, November 2023

Our stay at Federal on Exeter was amazing! It was easy to enter, the place was very clean, comfortable, and inviting. My mother, who is 91 years old, was so excited to see the historical house and read all about it in the binder found in the apartment. While the bathroom is upstairs with the two bedrooms, she didn't have any difficulty navigating those stair given a study handrail. Sean was very quick to answer all our questions and make sure we had exactly what we needed for the stay. I also can't say enough about the local area and echo the recommendation to check out The Holy Grail, a local pub established in an old Catholic church. The food was good, the staff quite friendly, and the building itself was absolutely charming! Overall, this place was an fantastic win for our visit.

The house was clean, comfortable and the kitchen was modern. The beds were comfortable. The TV was unusable because I do not subscribe to any pay TV services.

Beautiful historic home & host in luded a binder with local newspaper clippings about the original home owner as it was important to the local heritage. The interior design mixed contemprary style complimenting the historical design. It was a pleasure staying here. Beds were so comfy & location close to everything quaint. Thank you so much!

Beautiful modern kitchen in an otherwise historic home. Sean was a great host. Only drawback was 1 bathroom for 4 people - but we knew that from the listing. Screened porch was a great place to relax.

Laura Palminteri

Federal on Exeter Circa 1805, July 2023

Lovely apartment that felt like a small house. plenty of room, close to everything. there was an issue with the internet while we were there, but that wasn't something we needed badly ;-). It is worth noting that there is no bathroom on the ground floor, so while it wasn't an issue for us and our kids, it might be if someone in your group can't do stairs.

Great place to stay. Easy location to get anywhere from Boston to the seacoast, anywhere in New Hampshire and Maine. There are other units at this property but it is safe and private. I would stay again if I was in the area.
