Place is exactly as described. Lots of room, great open kitchen area, clean and a few minutes walk to the ocean. The pool was also a nice plus.

Right from the beginning, the accommodations were more than we expected. The size of the condo was larger than expected and very clean. It had everything in it that any home would have and it felt comfortable right from the get-go. It even had beach chairs and toys for children as well as a cart that we used several times to get to the beach. Everything was thought of to make our stay comfortable and feel like home away from home. Even the location was right as it is just a short distance to the beach and the Seafood Festival that was going on at the time. Sean was very responsive and informative. All of our questions were answered in a timely fashion and accurate right down to the parking space for the condo. Sean was personable and professional in his responses and we felt like he really cared about our accommodations and how that worked for us. Will definitely stay again. The only downside is the parking. I have a big suv that does not fit, so I had to purchase parking for the week.

Beautiful & clean space in the perfect location! The covered pool was a great amenity for a rainy day or even after a day at the beach! Sean was very responsive with questions / concerns. The location is truly wonderful—close to everything and very convenient. That said, the home itself could benefit from a bit of care and attention. Some of the kitchenware is quite worn, the shower heads have visible rust, and the bathroom cabinetry is starting to show signs of wear (the MDF is peeling off). While the space has a lot of potential, it felt a bit dated and in need of refreshment. For the price, I was hoping for a more thoughtfully maintained and welcoming experience.

Went up for a wedding in Exeter so we figured we would stay right at the beach! Phenomenal first floor condo right next to the Hampton Beach strip! Everything was nice and clean! The host was very responsive and was able to help with a few minor things we messed up lol! Highly recommend!

My friend and our spouses visited Hampton Beach to participate in the Hampton Half Marathon. This was a great location as we could easily walk to the packet pick up and the race start and finish area. It happened to be off season when we visited but boy is this close to the ocean, beach area and many restaurants and shops. There is an identified parking spot for your vehicle. We were happily surprised to find coffee supplies. If you are visiting in the summer, there are plenty of beach chairs and supplies for a great day at the shore. The weather was below freezing when we visited, but we stayed nice and warm in the apartment. There were extra linens if we needed but we did not need. I felt the place was very clean and exactly as pictured.

A great place to stay. Clean and close to everything I was looking for.

There are ants in the condo so keep items off the floor. Kitchen was well stocked but disorganized which made it difficult to find things. Some areas needed cleaning attention, trim mostly. The blinds were difficult and some were actually broken. The microwave door handle is loose. There were dead bugs on the twin bed window and no availability to the closet. There was a corner of the eating area crowded with a stroller, boggy boards and children's toys. In addition we were given a door code which didn't work, do we called and got another one, the after the TV repair the code went to original code without notification.

Communication was great. Home was well appointed with everything you need in the kitchen to cook meals. Nice that keurig pods, coffee and creamers are provided. Lots of beach items to include chairs, boogie boards and sand toys and a trolley to cart them. We didn’t use them due to off season but a plus for summer guests. The home was clean though we did have an issue with a spill in a drawer that hadn’t been cleaned but owner very responsive. As others have noted, the parking spot was smaller than expected and did not fit the midsize SUV that we rented but no one ever parked in the spot behind so it wasn’t an issue but could be in the busy season. My recommendation to future guests is to make sure you google the length of your vehicle to make sure it fits. 14 feet or 168 inches is the space size.

We had a great stay over Labor Day Weekend! We had 3 adults and a 16 year old on the Autism spectrum. This location was amazing for getting him safely to the beach. It was just a quick walk across the street. We were close enough to walk to the beach and then had very easy access to the strip for food, shopping, and arcades. Ground level was super convenient. Laundry room is next door. The pool is directly across from the doorway which could have caused a challenge since my son always wants to swim but it's hidden enough that we were able to bypass it without him noticing. There were a few times you could hear people playing in the pool from inside the condo around 10pm but it wasn't the end of the world. Everything was clean and decorations were super cute. Having 2 bathrooms was perfect. We would stay here again! Thanks!

The condo was very comfortable and was outfitted with everything we needed — the description and photos are quite accurate. A parking spot is provided, which was helpful given the price of public parking in the area. The beds were comfortable, and having 2 bathrooms was really nice. The pool was steps away and we had it mostly to ourselves much of the time. The location of the condo is fantastic given its access to the beach and all the restaurants, shops, and activities. It’s a really fun area for the full spectrum of the population, young and old and everything in-between. We felt safe there, which is another plus.

Great place to stay at Hampton Beach! Although you can’t see the ocean from the condo, the location is wonderful, just a few short minutes walk to the ocean (3ish min walk). The condo is quiet and spacious. An abundance of added perks to include coffee makers, creamer, shampoo, conditioner, kitchen appliances, beach toys/chairs, AC, and more. Covered heated pool was a huge plus for rainy days or cooler mornings. Community deck is very peaceful. There’s a grill that we didn’t use but was clean for guest use. Free parking was amazing. Overall, can’t say enough great things about our stay. Thank you for the memories!

We will definitely be booking here again! The place was spotless and had everything you could need. The hosts were very kind, gracious and responsive. The location couldn't have been better! Easily the best Hampton Beach vacation I've ever had and I've been on quite a few.

The location was spot on, walkable to just about every and anything you needed or wanted. The parking to the unit was close, but a takeaway at the same time. There was a parking spot right outside our unit, you open the front door the individual was getting out of the passenger side of her vehicle. That was a bit much. Sean is very proactive and communicated very well. Our last day we ran into a snag, that set our day completely back. But Sean managed it to the best his ability and we were on with the rest of our day. The weather held up beautifully, and my family and I enjoyed our time together despite some small set backs. Perfect location in Hampton beach. Short walk to an elite playground on the beach, plus lots of restaurant and bar options all walkable. The condo was perfect for a stay with 4 adults and a 2 year old. Everything you could need in the kitchen. We stayed for over a week and felt right at home. Thank you!

Great first floor location. Sean was very responsive host. after a snafu about toilet paper it was smooth sailing. Parking space was small, but due to our being there during the off season it worked out. It is an easy walk to beach. Huge long boardwalk to walk during chilly November visit. we enjoyed cooking our own meals with well appointed kitchen. Pictionary game turned into a great family game night! Having 2 bathrooms was awesome since we met your adult children.

Perfect spot and location on Hampton Beach! We stayed during the off season so the town was quiet aside from a few locals. We used this area to access many surrounding locations like Salem, MA, several places in Maine, and of course enjoyed the beach right outside our door! Everything was very clean, pictures are accurate, and access to the property was excellent! Thanks so much, we really enjoyed our stay!

What a beautiful little beach condo! The neighborhood of Hampton beach is so cute and very quintessential New England beach town, we didn’t spend much time at the beach (autumn trip), but it was GORGEOUS. The condo is very comfortable with plenty of space for our three generation family of 5. Comfy beds, well appointed kitchen, smart TVs, and easy parking! Seriously a great stay. Highly recommend- we were sad to leave.

Stayed for three nights, location was great, walking distance to and from the beach. Parking space provided was definitely a plus. There was the Seafood festival and we absolutely enjoyed it. The condo was clean and very comfortable. I would definitely stay at this location again.

We just got home from an amazing stay. The unit was exactly as pictured (no trick photos making you think it’s bigger), very clean and adorable. The pool is right outside the door which made it very convenient for the kids. Sean was quick to respond when we had a minor issue and it was taken care of immediately. My family and I have vacationed at Hampton Beach for over 15 years and have never been able to find a place that suited us (with the exception of the last couple of years, but they doubled their rates), so we were very please to have found this. We will definitely be back next year. Thank you Sean!

Sean's place was clean and had all the amenities as listed. Comfortable for up to six adults. It's right on the beach with lots to do. Sean was great about providing information. Parking was the only challenge - space for one small car, but Sean provided other parking options in the area.

Our family chose this rental because we were in town for my son's sports tournament. it was close to the beach and sports complex. the condo itself is cozy, but we didn't spend tins of time there. It was helpful to have a washer and dryer on premises after my son playing 3 games a day. I don't love how early/strict check out is, but we made it with 2 minutes to spare. 🤣

Awesome location, awesome condo, and awesome parking spot. My two brothers and I stayed over a long weekend and were all exceedingly happy. Awesome location/parking: The unit is maybe 150 yards (?) from the beach and boardwalk, which IMO is a perfect location, close enough to all the beach excitement but not "too close". We saw a concert at the casino and it was an easy 10-15 minute walk; in fact, almost everything at Hampton Beach is an easy walk from the condo. The condo is on the ground floor and includes a parking spot about 20 feet from the door, easily viewable from the unit, nice. Awesome Condo: The place was actually more spacious than we anticipated, and was immaculately clean. I stayed in the master bedroom, which was spacious with a king bed, its own television, and a FULL bathroom. Even for just the three of us, having two full bathrooms was very welcome. Again, the place exceeded our expectations; I highly recommend it to anyone coming to the beach.

Our stay here was beautiful. The place was cozy and clean. We were located only a block from the beach making it very easy to walk to and from and we could even walk to the few places open during the winter time. If you are looking for a nice place to stay within walking distance of everything then this is the place to go!

This is a very comfortable place with a well equipped kitchen and nice bathrooms. It is very close to a beautiful beach & lots of beachy shops and eateries. It does overlook a parking lot & street, so there is street noise in the common areas. Fortunately the bedrooms are quiet. Sean is very responsive & easy to work with.

We enjoyed our stay. Everything was nice and clean within the condo and it was within close walking distance to the beach. The only thing we were disappointed with was the lack of an outdoor area to relax in when not at the beach. The proximity of the vehicle outside the door made it difficult to come and go at times as the entry is located under the covered parking area. It served the purpose of a nice place to stay for seafood festival. There is a common area upstairs/outback to sit outside but it was full during our weekend and appeared to have a private party. Sean was very responsive to all inquiries we had during our stay. Overall it was a nice stay.

The location is great, the space is great, and Sean was very responsive. The only con was the parking due to the size of the parking space. My family vehicle was a Chevy Traverse and it did not fit. We ended up using a family member’s vehicle which was a Chevy Equinox, it fit in the space, but it was line to line. Despite this, the condo was amazing and we will be looking to stay there again when we are in the area! Thank you again Sean!

This was the perfect location and the ac in the common area was absolutely refreshing. The only thing i wouod have loved was AC in the bedroom, however the fan in the bedroom did the job in keeping myself and my kiddos cool. Will book again next year 10/10

Rising Tides Condo was just the perfect place to stay in Hampton Beach! The condo was very homey with beachin’ decor and was supplied with everything you could possible need for your stay. You can’t beat the location…Only steps from the beach and walking distance to all the shops on the Boulevard. The beach chairs came in handy as well as the indoor pool and jacuzzi on a rainy day. We enjoyed the common deck area and grill for some wonderful sunset BBQs. Sean was a great communicator and a quick responder to my inquires. We would definitely book again with Sean next time we’re in Hampton Beach. Thank you Sean for such a great place to make unforgettable wonderful memories!

Great location, right off the main strip. The condo was very comfortable and had all that we needed to have a great weekend. My family of five enjoyed the space. The kids enjoyed the pool and hot tub and it was very lovely. The only downside is that the parking space is more for a compact car, and my dodge grand caravan did not quite fit in the lines; no one ever came to park behind us but it was a source of anxiety for me the entire weekend as parking is very, very tight. There is a parking spot right in front of the door to the condo and when a car is parked there there isn't much room around the vehicle. The condo was clean and nicely decorated. There was a cart and beach chairs for the beach but we did not use them. Definitely enjoyed our stay.

It was a great stay! My partner and I were in the area for training for the week. Location was within walking distance to places to eat and bars. If we come back in the future I would try to stay at the same location. Can’t go wrong

Great place right next to Hampton Beach! I wish the kitchen was a little better equipped, there was plenty of dishes and silverware, but no baking dish, and the baking sheets were pretty small. It was mostly very clean and smelled very nice, but some of the kitchenware like the griddle, stovetop and oven were not thoroughly cleaned before our stay. I would definitely suggest it for a beach property despite that. It was a quick walk to the park on the beach, too. My son loved visiting while we stayed.

Great little spot right off the main strip. Clean and spacious with a lot of the things you need when renting a home. Laundry right next door, parking right outside. A great coffee shop 1 minute away. Close to restaurants and entertainment. The only suggestion is to upgrade the bath towels.

Probably the best AB&B experience we've ever had. Obviously professionally managed. Super clean, nicely furnished and very comfortable. Super easy check in. Would not hesitate to recommend Sean. Obviously very happy with the experience.

We were in town for a baby shower with kids (7 and 1). It was a great place to have with convenient parking and around the corner from the beach. Shower water pressure was great with nice, hot water. Kitchen was huge for a condo. Bed pillows and couch were super comfy. If I were to be super picky I would recommend different rugs in the place. I understand they need to be a certain type to avoid getting sand in them etc but they honestly were so rough they hurt our feet to walk on them. Thanks for hosting us - I would absolutely recommend this place!

Great walkable location! So convenient to the beach and the boardwalk. Also convenient to neighboring towns with a short drive which was nice for additional dining options. The electronic lock made check in easy and was super convenient since we didn’t have to carry around an extra set of keys. It was perfect for a working-from-home getaway.
