Sean was very responsive. When the coffee maker broke, he immediately replaced it and we were all set for the next day. The home was close to the adorable downtown area. We loved walking to local shops and restaurants. Thank you for a great stay!

Booked last minute for our fall vacation and we're so glad we chose this rental and Newburyport. Newburyport itself is charming; very seacoast-y. It was peaceful but by no means deserted or shuttered up. The whole region is very beautiful. The property itself is just as it appears in the photos. The house itself is comfortable and charming and is situated in a lovely old neighborhood. It's just a few blocks from the center -wonderful brick buildings in town, lots of shops and restaurants. You can walk around admiring all the old NE homes or walk in and out of town along the boardwalk and bike path, with excellent water views and plenty of benches. We felt like we were in a historic landmark but with all the modern amenities. Kitchen is great and the dining table affords attractive street views. There is a sweet outdoor patio. Beds were very comfortable. House heats nicely, not drafty or damp. Nice and clean. Great shower and tub. Great value. Would 100% come back! Thanks, Sean!

This home was the perfect respite place on our trip and it came with a designated parking space! Great proximity to Plum Island for a scenic afternoon drive. A highlight for us was the walkability to town…for shopping, dinner or just for fun along the Harborwalk Rail Trail. Our host Sean gave detailed instructions and helpful with recommendations for restaurants. We would come back to 4 Franklin St in a second, we enjoyed this home thoroughly.

Absolutely perfect place for our weekend trip to Newburyport! The house is so charming and cozy, very comfortable bed, and stocked with plenty of towels. We loved the proximity to town and barely had to use our car to get around. Highly recommend!

We were pleasantly surprised how quiet this neighborhood is. It is near the road leading into town in one direction where, within 10 minutes, you can find several restaurants and shops. In the other direction, you can drive or bike to Plum Island National Seashore and also Plum Island residential area. Sean and his group gave good instructions prior to arrival and were responsive while we were there.

Great space in an excellent location. Very short and easy walk to Newburyport’s lovely downtown. Street itself was quiet and the off street parking was very convenient. House was clean and very well furnished. We were traveling with a toddler who also enjoyed the space very much too.

This place is BEAUTIFUL, we loved the cute historical charm of the place. The beds are so so comfortable we didn’t want to leave them. Host is very communicative and helpful. I rented this charming little historic home for my girlfriend’s birthday, and she and her sister just loved it! She even asked me to buy it! Easy walk to downtown and the harbor. Quiet, off street parking with everything you need… Would definitely recommend it and would rent again.

We had a wonderful stay in Newburyport at Sean’s place! The absolute perfect location, easy access to the rail trail, tannery and downtown also a very close drive to plum island. The house was exactly as described and free of clutter which I always appreciate with little kids in a rental. We would recommend to friends!

Sean communicated frequently and was very responsive to all requests for information. The home location was great, it was very clean, beds were comfortable. The sofa bed was not comfortable. One bathroom upstairs was difficult for my 73 year old body. Would recommend that you state that the only bathroom is upstairs in the description. Overall, we really enjoyed our stay, and would return.

This is a lovely home walking distance to all the restaurants in Newburyport and also a nice walking/biking trail along the water. Easy to get to Plum Island, which was a lovely place to go to the beach and for walks and bike rides. And checkout was easy with minimal clean-up required.

Great location in very walkable Newburyport neighborhood. Tastefully decorated historic house. We had a little snafu with check out as we assumed it would be at 11am as it is with most properties. It is at 10am. We were grabbing coffee when the cleaning crew showed up. This was our error as I didn’t check. I would recommend this property.

My Grandmother and I stayed at Sean’s place over the holidays. We had such a lovely stay, it was hard to leave! The home is beautiful furnished and cozy, has everything one needs to feel like a home away from home. We absolutely loved the natural light in the upstairs bedroom during the daytimes. The place comes with two parking spots, but it’s a short 15 minute walk to downtown Newburyport. We loved walking downtown for lunch and shopping. The home is in a quiet neighborhood - our stay felt peaceful and safe. The fancy coffee bar at home is a nice amenity! Thank you Sean for a fabulous stay!

We had a wonderful stay in Circa 1789 over a long weekend. This home is warm, charmingly decorated and clean. Great amenities including a turn-table with classic rock albums, and whimsical books cleverly stacked within the wall beams. Quiet neighborhood close to the water for enjoyable scenic walks and nearby to downtown Newburyport for fun cafes and shopping. Highly recommend!

Sean's house was great for our short stay! The house was super chic and cute, and we loved sitting outside on the back patio to work during the day. We got coffee every morning at Plum Cafe, and ate at some great local spots for dinner. Would definitely stay again if we came back!

Wonderful one night stay in Newburyport- couldn't have found a cooler spot to stay. The two story home was beautifully furnished with really nice, high end furniture and bedding. Appreciated all the amenities including the coffee and tea bar, the books, vinyl records and the secret little book collection in the wooden beams! Really enjoyed the spot- too bad it was only one night! Will highly recommend to my friends.

Wonderful stay on Franklin Street and the house was exactly as described. Easy walk to restaurants and shops in Newburyport, the rail trail and the lovely south end neighborhood. Great use of a relatively small space. The outdoor courtyard and seating was the perfect spot for morning coffee and afternoon apertivo with family. I would not hesitate to recommend.

Sean’s house is fabulous. It’s true to the feeling Old Newburyport because of exposed 17th century beams and wide planked floors but with all modern conveniences. Beautifully furnished. Its location is right across from the waterfront and just a few blocks from coffee houses and restaurants. A surprise bonus was his collection of old LPs with turntable. We were all charmed.

EXCELLENT place to stay! Thanks to a well-done restoration, tons of historic charm fills the home, which added to our experience. It's well-stocked, immaculately clean, and tastefully furnished/decorated. Location is perfect--within a 5-minute walk to the waterfront and gorgeous sunrises, and to the quaint downtown shops and restaurants. Sean is literally a "super host"--checking in occasionally to be sure things are OK. He was only a text away if I had questions and always responded quickly. EVERYTHING about this place is 5-star. It has my highest recommendations!

I recently stayed at Seans’s home with my husband and daughter, during her spring break from school. The house was very clean and well appointed. We had everything we needed and were very comfortable. The location was great. Walked along waterfront path every evening and walked into town daily for breakfast and more. It was very quiet and neighbors that we did see were friendly. I would definitely recommend. We are planning to return.

A nicely & tastefully updated historic house in the heart of Newburyport, it accommodated our group of 5 family members very well.

This property is absolutely outstanding, and Sean should, frankly, hold classes for other AirBNB hosts. There were plenty of things like sugar packets and coffee pods, but there was also a closet with well-organized backstock so we didn't have to contact our host for refills. There was a great balance between providing nice touches that guests would appreciate and not creating clutter. The bed in the master was very comfortable, and the shower was amazing. Everything was spotlessly clean...in fact, it felt like we were the first guests to stay. Next time we are in Newburyport, we will definitely stay here!

What a great place , I had an unexpected layover do to working late in the area and Sean accommodated me last minute , I wish I had the day off I wouldn’t have left his place at all . I will be coming back to stay asap to enjoy the place and all the area has to offer .

We loved everything about this cottage! Cozy, quiet, incredibly well stocked, all the comforts of home. It’s so rare to find an Air B and B that checks every single box, as this house absolutely does. Especially loved the skylights, thoughtful coffee table books, soft linens, extra towels, walk in shower, and the abundance of cookware in the kitchen. We did not want to leave!
